Most roof problems start small and get expensive slowly. Walk round your house with these seven signs in mind before the autumn storms arrive.
From the ground
You can spot a lot without a ladder. Stand back on the pavement or in the garden and look along the roof line.
- Slipped, cracked or missing tiles and slates
- A dip or sag in the ridge line
- Mortar missing from ridge tiles
- Moss building up under tiles
A slipped slate costs pounds to fix in October and hundreds after a January storm.
From inside
Head up to the loft on a bright day with the light off. Daylight coming through means water can too. Check for damp patches on rafters, the underside of the felt and around the chimney breast.
- Daylight through the roof
- Damp or stained timbers
- Water marks on bedroom ceilings
What to do next
If you spot one or two of these, book a survey before winter. Most repairs at this stage take less than a day and need no scaffolding.
